Major redevelopment plans for St Blazey housing estate

Ambitious multi-million pound plans to redevelop Polgrean Place in St Blazey will be shared by Ocean Housing with local residents at a consultation event this month.

On 16 and 17 April, St Austell-based social housing provider, Ocean Housing, is inviting members of the local community to view plans of the re-development, prior to submitting a planning application.

The Ocean team and its architects will be available to answer questions, and visitors to the event can take a virtual reality walk through the proposed scheme via virtual reality headsets.

The plan is to create a sustainable and desirable neighbourhood by demolishing 66 existing properties and six commercial units at Polgrean Place and Landreath Place in St Blazey. Current dwellings include a mixture of flats and pre-reinforced concrete Cornish Units.

The c.£12 million scheme will be carried out in a number of phases, resulting in a development which will comprise a selection of one, two, and three-bedroomed affordable flats and houses.

The homes are to be a mix of affordable renting and shared ownership and will also include parking, gardens and landscaping, with a small community hub to be used by local businesses and community groups.

“This is a significant investment for Ocean, and we’re very excited about our plans to create a new housing scheme for the benefit of the community in St Blazey,” said Ocean Housing Group’s chief executive, Mark Gardner.

“This is our most ambitious project to date, and it’s one which we believe will make a positive and long-lasting difference to the entire area. We have been delighted with the way in which our tenants and the wider community have positively supported the principle of regenerating Polgrean Place, and the consultation is a chance for us to get further feedback, provide a pre-planning preview and give the opportunity to help us shape the redevelopment of their homes.”

On 27 June 2018, Ocean held a public consultation to show draft plans of the project. It was able to gain valuable feedback, and has taken into account views on local issues such as the protection of wildlife, drainage and flood prevention, traffic management, and access for emergency vehicles.

Ocean has liaised closely with residents and the local community, consulting widely on a programme for re-housing residents during the build and keeping disruption to a minimum.
