New retirement properties coming to St Ives

Construction has begun on a development of 20 new retirement properties in St Ives.

Located at the former Garrack Hotel at the edge of St Ives, the work is being led by Manchester based developer Salboy to deliver a spectacular range of high spec two bedroom residential properties purpose-built for over 55s.

The development will comprise 17 apartments and three new build townhouses, all of which will have a primary residence restriction, meaning all occupants will be permanent residents and they cannot be used for holiday letting or Airbnb. The full project is scheduled for full completion in spring/summer 2023.

Simon Ismail, MD of Salboy said: “It’s great to confirm that enablement works have been completed and that we can now get started on building this much-needed new housing in St Ives.

The site of the development, The Garrack Hotel, was built in the late 1920s and although isn’t listed, has been deemed a heritage building for the coastal town. As part of the development the original hotel building will be retained, with four of the apartments being integrated within its existing structure.

Residents at The Garrack will enjoy easy access to town with nearby transport links, as well as the rural AONB of West Penwith and South West Coast Path. A contemporary design with sea views from every property will provide a luxury environment perfect for those looking to slow down and enjoy the scenery.

Leading on the design of the project is Penzance based firm RLT Architects. Construction will be handled by the Newquay-based David Cole Homes which has already begun to engage with local supply chains and labour.

“We’ve worked closely with Salboy and the council planning teams to arrive at a design that will seamlessly blend in with the existing features and environment to provide the owners with a great space to enjoy the Cornish lifestyle.”
